# Anas Bin Masud > Business and custom website development, Stripe e-commerce, web applications and technical SEO for UK, Canadian and Irish businesses. I build and rank e-commerce and business websites end to end — design, development, deployment and search. I work daily in PHP, MySQL and JavaScript, build responsive front-ends with Tailwind CSS and Alpine.js, integrate Stripe payments and third-party APIs, and manage the full stack independently. Every site I ship gets the same technical and on-page SEO treatment, so it does not just work — it gets found. 15 client sites live across the UK, Canada and Pakistan. ## Services - [E-commerce website development](https://anas-portfolio.it.nf/services/ecommerce-development/): I build online stores end to end — catalogue, cart, Stripe checkout, order emails and the technical SEO that gets them found. Six of the fifteen sites I have shipped are e-commerce builds, and every one of them takes real payments. Starting from $150, typically 7 days. - [Technical SEO audits and implementation](https://anas-portfolio.it.nf/services/technical-seo/): Most SEO audits hand you a 60-page document and an invoice. I am a developer first, so I find the problems and then fix them in the codebase — crawlability, indexation, schema, Core Web Vitals, and whether AI answer engines can read your site at all. Starting from $80, typically 3 days. - [Custom PHP and MySQL application development](https://anas-portfolio.it.nf/services/custom-php-development/): When an off-the-shelf plugin does not fit the business, I build the thing that does — booking systems, client portals, quote calculators, admin dashboards, and integrations with whatever API you already depend on. Starting from $200, typically 10 days. - [WordPress design, build and optimisation](https://anas-portfolio.it.nf/services/wordpress-development/): Most WordPress sites are slow because of how they were built, not because of WordPress. I build lean themes without page-builder bloat, so the site stays quick, ranks properly, and you can still edit it without calling a developer. Starting from $80, typically 3 days. - [Business website development](https://anas-portfolio.it.nf/services/business-website-development/): Most small business websites fail at one job: turning a stranger who searched for your service into a phone call. I build the version that does — three days, mobile-first, live on your own hosting, with the enquiry form tested before anybody sees it. Starting from $80, typically 3 days. - [Custom website development](https://anas-portfolio.it.nf/services/custom-website-development/): A template is the right answer more often than developers like to admit. This page is about the times it is not — when the thing your business does has a shape no theme author anticipated, and forcing it into one costs more in permanent workarounds than building it properly would have cost once. Starting from $200, typically 10 days. - [Web application development](https://anas-portfolio.it.nf/services/web-application-development/): A website presents information. An application does work — it holds state, enforces rules, and produces something at the end. Most businesses that need the second one are running it on a spreadsheet nobody is allowed to sort, and paying for that in errors rather than in software. Starting from $200, typically 10 days. - [Website redesign and modernisation](https://anas-portfolio.it.nf/services/website-redesign/): The most common way a redesign goes wrong is not the design. It is that the new site ships with new URLs, no redirect map, and traffic that took four years to build disappears in a fortnight. Preventing that is a checklist, not a talent, and it is included here rather than sold as an extra. Starting from $120, typically 5 days. - [Responsive web design and development](https://anas-portfolio.it.nf/services/responsive-web-design/): Responsive is not a feature to add at the end. A layout designed at 1440px and squeezed down produces a phone experience that technically works and practically loses enquiries — tap targets too close together, a form that fights the keyboard, and a call button below three screens of hero image. Starting from $80, typically 3 days. - [Landing page design and development](https://anas-portfolio.it.nf/services/landing-page-development/): A landing page is not a short website. It is one page with one job, and everything that does not serve that job is actively costing you — a navigation bar on a paid landing page is a set of exits you paid for the click to reach. Starting from $40, typically 2 days. - [Website speed and performance optimisation](https://anas-portfolio.it.nf/services/website-speed-optimisation/): A Lighthouse score on a developer laptop with fibre broadband is not a measurement of your site — it is a measurement of the laptop. The work here is judged on field data from real visitors on real phones, which is also the data Google actually uses. Starting from $80, typically 4 days. - [Website maintenance and support](https://anas-portfolio.it.nf/services/website-maintenance/): Almost every website emergency I get called into was preventable and cheap to prevent: an expired domain, an unpatched plugin, a backup nobody had ever restored. Maintenance is not a subscription for reassurance — it is the specific set of checks that stop those three things from happening to you. Starting from $45, typically ongoing monthly. ## Pricing - Business website: starting from $80 (3 days). Trades, services and local businesses that need to be found and contacted. - E-commerce build: starting from $150 (7 days). I have built two of these in the UK, and the pattern is always the same: the enquiry has to become a booked slot without a phone call. - [Removals & man-and-van](https://anas-portfolio.it.nf/industries/removals/): Removals is a quote-first business. If your site cannot turn a postcode and a date into a number, the customer goes to the one that can. I have built three of these for UK operators. - [Security & CCTV installation](https://anas-portfolio.it.nf/industries/security-and-cctv/): Security buyers are risk-averse and research-heavy. They want to understand the kit, see that you are accredited, and book a survey — in that order. I have built this for a UK installer. - [Proxy & IP resellers](https://anas-portfolio.it.nf/industries/proxy-and-ip-resellers/): This is the rarest thing I do and the hardest to hire for. Proxy stores need plan matrices, instant automated delivery and a dashboard — and almost nobody building websites has shipped one. I have shipped three. ## Case studies - [Cheapest Proxies](https://anas-portfolio.it.nf/work/cheapest-proxies/): Full-stack proxy e-commerce app with Stripe checkout and automated order + email handling via PHPMailer - built and deployed end to end. - [Wardrobe Store UK](https://anas-portfolio.it.nf/work/wardrobe-store-uk/): Responsive e-commerce site for a UK wardrobe retailer - product pages with cart / checkout and extensive on-page and technical SEO (schema, meta tags, location pages). - [Curtain House](https://anas-portfolio.it.nf/work/curtain-house/): E-commerce store for a Pakistan-based retailer of premium curtains, blinds, and home textiles with custom-stitching options. - [Budget Proxies](https://anas-portfolio.it.nf/work/budget-proxies/): Full-stack proxy e-commerce store with plan selection and an automated checkout flow. - [CCTV Installers](https://anas-portfolio.it.nf/work/cctv-installers/): Responsive website for a UK CCTV and security-camera installation company, with service pages and local SEO. - [Man & Van Hire](https://anas-portfolio.it.nf/work/man-and-van-hire/): Responsive booking-style site for a UK man-and-van removals and moving-hire service. - [Removal Services London](https://anas-portfolio.it.nf/work/removal-services-london/): Responsive website for a London-based removals and moving-services company. - [Painting & Decorating](https://anas-portfolio.it.nf/work/painting-and-decorating/): Responsive website for a professional painting and decorating service, with project galleries and quote requests. - [Cheapest Certificates](https://anas-portfolio.it.nf/work/cheapest-certificates/): Site for a UK provider of landlord property-compliance certificates (EICR, gas, EPC) with fast online booking. - [Same Day Certificates](https://anas-portfolio.it.nf/work/same-day-certificates/): Fast-turnaround site for a UK provider of same-day property-compliance certificates. - [TraderGrowz](https://anas-portfolio.it.nf/work/tradergrowz/): Designed and built a responsive multi-page website for a Canada-based trading brand. - [24 Hours London](https://anas-portfolio.it.nf/work/24-hours-london/): Developed and deployed a responsive client website with a full SEO setup. - [5 Star Rent A Car](https://anas-portfolio.it.nf/work/5-star-rent-a-car/): Developed a vehicle-rental website for a Pakistan-based client. ## All live client sites - Cheapest Proxies (https://cheapest-proxies.com) — Full-Stack E-commerce, Global. Pricing: Quoted and invoiced in GBP on request. VAT: Not UK VAT registered, so no VAT is charged on my invoices. For a VAT-registered buyer the reverse charge normally applies — a standard entry your accountant will recognise. Hours: My working day covers 05:00–14:00 UK time, so most of your morning overlaps mine. Data protection: Pre-signed DPA with a completed UK International Data Transfer Addendum, because Pakistan holds no UK adequacy decision. Payment: Bank transfer or Wise, numbered invoices suitable for UK bookkeeping. Proof: Nine live UK sites on .co.uk and .london domains you can open right now. - [Canada](https://anas-portfolio.it.nf/canada/): quoted in CAD. Pricing: Quoted and invoiced in CAD on request; USD by default. Sales tax: As a non-resident supplier with no permanent establishment in Canada I do not charge GST/HST. Self-assessment rules may apply to you — confirm with your accountant. Hours: My day covers 00:00–09:00 Eastern. I hold calls to 21:00 PKT, which is noon Eastern, so a same-day conversation is always available. Data protection: PIPEDA governs the transfer rather than the GDPR: my DPA commits to comparable protection and to naming every sub-processor in advance, which is what PIPEDA accountability requires of you. Payment: Bank transfer or Wise; CAD accepted directly without a conversion markup on your side. Proof: tradergrowz.ca — a live Canadian brand site, plus fifteen builds across three countries. - [Ireland](https://anas-portfolio.it.nf/ireland/): quoted in EUR. Pricing: Quoted and invoiced in EUR on request. VAT: A B2B supply of services from outside the EU: the reverse charge normally applies and you account for Irish VAT on your own return. Supply your VAT number with the brief. Hours: My working day covers 05:00–14:00 Irish time — most of your morning and early afternoon. Data protection: EU Standard Contractual Clauses (2021/914), not the UK IDTA. Pakistan has no EU adequacy decision, so the SCCs plus a transfer impact assessment are the lawful route. Accessibility: European Accessibility Act: consumer e-commerce has had to meet EN 301 549 / WCAG 2.1 AA since 28 June 2025. Every build ships against that standard and is tested with a keyboard and a screen reader. Payment: SEPA bank transfer or Wise, in EUR, against a numbered invoice. - [Pakistan](https://anas-portfolio.it.nf/pakistan/): quoted in PKR. Based in: Islamabad, serving Islamabad, Rawalpindi and the wider region. Pricing: Quoted in PKR for local clients, with an itemised written scope. Meetings: In person in Islamabad or Rawalpindi, or on a call — your choice, with no travel fee inside the twin cities. Hours: Monday to Friday, 09:00–18:00 PKT, with WhatsApp for anything urgent. Payment: Local bank transfer, in stages against agreed milestones. Proof: curtainhouse.pk and 5starrentacar.pk are live Pakistani client sites you can open now. ## Guides Free, ungated reference guides written from client work. It runs in a fixed order: crawl, render, index, understand, rank. A failure at any stage makes every stage after it irrelevant, which is why fixing content before fixing rendering wastes the content. - [Core Web Vitals, and the order that actually reduces them](https://anas-portfolio.it.nf/guides/core-web-vitals-guide/): Fix LCP first, because it is usually caused by a single blocking resource and gives the largest visible improvement. Fix CLS second, because it is cheap — reserve space for images, ads and fonts. Fix INP last, because it requires reducing JavaScript work rather than reordering it. - [JavaScript SEO: the difference between what you see and what gets indexed](https://anas-portfolio.it.nf/guides/javascript-seo-rendering/): Google renders JavaScript, but on a deferred queue and with no guarantee of completeness — and most other crawlers, including every major AI crawler, do not render at all. If your content only exists after execution, you are betting your visibility on one consumer being patient and every other consumer being irrelevant. - [robots.txt in 2026, including every AI crawler worth naming](https://anas-portfolio.it.nf/guides/robots-txt-guide/): robots.txt controls crawling, not indexing. Disallowing a URL does not remove it from search results — it prevents the crawl that would have read the noindex tag, which is the single most common way sites make an indexing problem permanent. - [XML sitemaps: useful, misunderstood, and no substitute for links](https://anas-portfolio.it.nf/guides/xml-sitemap-guide/): A sitemap is a discovery aid, not an indexing instruction. It helps search engines find URLs they might otherwise miss and tells them when a page genuinely changed. It cannot make a thin page rank, and it cannot compensate for a page nothing links to internally. - [Schema markup that does something, and the kind that risks a penalty](https://anas-portfolio.it.nf/guides/schema-markup-guide/): Ship Organization, Person, WebSite, WebPage, BreadcrumbList and one commercial type per page, all linked by @id into a single graph. Loose unlinked nodes are the most common failure: technically valid, semantically meaningless, because nothing says how the entities relate. - [hreflang, and the honest answer that most sites do not need it](https://anas-portfolio.it.nf/guides/hreflang-guide/): hreflang tells search engines which regional or language version of equivalent content to show. It requires genuinely equivalent pages, reciprocal annotations, and a self-reference. If you have one English site serving several countries, the correct implementation is none at all. - [Migrating a site without losing what it took years to earn](https://anas-portfolio.it.nf/guides/site-migration-checklist/): A migration survives on one thing: a complete old-URL to new-URL redirect map, deployed as single-hop 301s before anything else changes. Everything else in a migration is recoverable. A missing redirect map is not, because you lose the link equity that pointed at the URLs you deleted. - [Website accessibility, without the compliance theatre](https://anas-portfolio.it.nf/guides/accessibility-guide/): Website accessibility means people can use your site regardless of how they interact with it — by keyboard, with a screen reader, at 200% zoom, or without being able to distinguish colours. WCAG 2.2 AA is the standard almost every law points at, and automated tools find roughly a third of real failures. ### AI search - [Generative Engine Optimization: being the source an AI answer quotes](https://anas-portfolio.it.nf/guides/generative-engine-optimization-guide/): GEO is making your content retrievable, extractable and corroborated so answer engines cite you. It has three prerequisites in strict order: AI crawlers must be able to fetch you, the content must be in the HTML without JavaScript, and independent sources must corroborate that you exist. Fail the first and nothing else counts. - [How to check whether AI crawlers can actually reach your site](https://anas-portfolio.it.nf/guides/is-your-site-blocked-to-ai-crawlers/): Run one curl loop with each AI crawler user-agent and read the status codes. Every line should be 200. A 403 means an edge proxy, WAF or CDN bot rule is refusing the crawler before your server or robots.txt is ever consulted — and your robots.txt cannot fix it. - [llms.txt: a fair assessment of a file nobody is obliged to read](https://anas-portfolio.it.nf/guides/llms-txt-guide/): llms.txt is a proposed plain-text file summarising a site for language models. No major AI crawler is known to require or obey it, so treat it as a low-cost, well-structured summary rather than a mechanism. It costs twenty minutes and it cannot hurt you. - [Answer Engine Optimization: writing the passage that gets quoted](https://anas-portfolio.it.nf/guides/answer-engine-optimization/): AEO is structuring content so a machine can lift a complete, correct answer out of it without needing the rest of the page. The core technique is answer-first: a question-shaped heading, then a 40–60 word self-contained answer, then the depth for readers who want it. - [Voice search optimization, minus the recycled advice](https://anas-portfolio.it.nf/guides/voice-search-optimization/): Voice assistants read out one answer, usually sourced from the same passages that win featured snippets. So voice optimisation is mostly answer-engine optimisation plus local accuracy: conversational headings, short factual answers, and consistent business information wherever it appears. ### E-commerce - [E-commerce website development: what the whole build actually involves](https://anas-portfolio.it.nf/guides/ecommerce-website-development-guide/): An e-commerce build has six stages: scope and catalogue modelling, platform choice, front-end build, payment and tax integration, pre-launch QA, and indexation. Most failed builds skip stage one and discover the catalogue does not fit the platform in week four, when changing it costs the whole budget. - [How much an e-commerce website actually costs, and what changes the number](https://anas-portfolio.it.nf/guides/ecommerce-website-cost/): A functioning e-commerce site with real checkout costs anywhere from $150 to $10,000 for the same scope, and the spread is mostly where the developer lives and how many people sit between you and the one typing. Hiring direct and offshore is the bottom of that range; an agency with separate design, QA and account management is the top. - [Stripe checkout integration, and the four failure modes nobody tests for](https://anas-portfolio.it.nf/guides/stripe-checkout-integration-guide/): Drive fulfilment from the Stripe webhook, never from the browser redirect. A customer who closes the tab after paying is common, and a redirect-driven flow leaves them charged with no order. Everything else in a Stripe integration is detail; that one decision is the difference between a store that works and one that generates support tickets. - [Shopify, WooCommerce or a custom build: choosing without regretting it](https://anas-portfolio.it.nf/guides/shopify-vs-woocommerce-vs-custom/): Choose Shopify for a conventional catalogue you want trading immediately. Choose WooCommerce when content and SEO are central and the catalogue is standard. Choose a custom build when the catalogue does not fit a product grid or the checkout carries business logic. Any other basis for the decision is preference dressed as advice. - [The e-commerce SEO checklist, in the order the checks actually matter](https://anas-portfolio.it.nf/guides/ecommerce-seo-checklist/): E-commerce SEO fails in three places: crawlable URLs, duplicate and faceted pages, and product markup that contradicts the page. Fix those before touching content. A store with 40,000 crawlable filter combinations has a crawl budget problem no amount of blog posting will fix. - [Why checkouts get abandoned, and which fixes belong in the build](https://anas-portfolio.it.nf/guides/checkout-abandonment-fixes/): The largest single cause of checkout abandonment is cost revealed late — shipping, tax or fees appearing at the final step. The second is a forced account. Both are build decisions, not marketing problems, and both are cheap to fix before launch and awkward afterwards. - [E-commerce conversion: find the step that loses your orders](https://anas-portfolio.it.nf/guides/ecommerce-conversion-guide/): Most stores lose orders at predictable places: delivery cost revealed too late, forced account creation, a checkout with more fields than it needs, and no visible answer to what happens if the item is wrong. Measure your funnel first, then fix the largest drop rather than the most interesting one. - [Product pages that answer objections in the order they arise](https://anas-portfolio.it.nf/guides/ecommerce-product-page-guide/): A product page has to answer five questions in order: what is this, will it suit me, what does it cost delivered, when does it arrive, and what happens if it is wrong. Every unanswered question is a reason to leave, and the ordering matters as much as the content. ### Hiring - [Hiring an offshore developer: the questions that protect you](https://anas-portfolio.it.nf/guides/hiring-an-offshore-web-developer/): The risk in offshore hiring is not code quality — it is contracting. Four things decide whether you are exposed: who legally owns the accounts and code, what mechanism makes the personal-data transfer lawful, how payment is staged, and what happens if they stop replying. Ask all four before scope. - [The 35 types of SEO, explained without the padding](https://anas-portfolio.it.nf/guides/types-of-seo-explained/): Most "types of SEO" are not separate disciplines — they are the same fundamentals applied to a different context: a place, a business model, a content format or an engine. Three or four will apply to any given site. Buying all of them is how agencies bill for work that does nothing. - [Local SEO when customers do not come to your address](https://anas-portfolio.it.nf/guides/local-seo-guide/): For a service-area business the three levers are a complete and accurate business profile, identical name-address-phone details everywhere they appear, and a steady flow of genuine reviews. Service-area pages help only when each one contains something specific to that area. - [Image SEO: findable images that do not wreck your page speed](https://anas-portfolio.it.nf/guides/image-seo-guide/): Image SEO has two jobs: making images discoverable, and stopping them from slowing the page. Discoverability comes from descriptive filenames, real alt text and captions. Speed comes from modern formats, correct dimensions per viewport, and not lazy-loading the one image above the fold. - [Writing a website brief that gets you comparable quotes](https://anas-portfolio.it.nf/guides/website-project-brief-template/): A brief that produces accurate quotes answers four things: what the site must do, who does the content, what it must integrate with, and when it must launch. Every scope dispute I have seen traces back to one of those four being left implicit. - [Who actually owns your website — a checklist you can verify today](https://anas-portfolio.it.nf/guides/who-owns-your-website/): You own your website only if the domain is registered to you, the hosting account is in your name, the code is in a repository you control, and the payment and analytics accounts are yours. If any of those sit with a supplier, you are renting, and the rent is negotiable at their discretion. - [Buying a website: the questions that decide what you actually own](https://anas-portfolio.it.nf/guides/buying-a-website-guide/): Buying a website is buying an asset, and the terms decide whether it is yours. Before paying, establish who registers the domain, who owns the code and content on final payment, whose hosting account it lives in, what post-launch support costs, and exactly what leaving involves. - [How to hire a web developer: measure the work, not the pitch](https://anas-portfolio.it.nf/guides/how-to-hire-a-web-developer/): Judge a developer by their delivered work rather than their portfolio. Ask for three live client URLs, run each through PageSpeed Insights on mobile, check whether the content appears in view-source, and ask who owns the code afterwards. Those four checks take an hour and are difficult to fake. - [How much does a website cost, and what drives the number?](https://anas-portfolio.it.nf/guides/website-cost-guide/): Website cost is driven by scope rather than page count: whether content exists, whether payments are involved, how many integrations are needed, and who carries the design work. Two quotes that differ by a factor of three are usually quoting two different projects rather than the same one at different rates. - [Website maintenance: the routine that prevents silent failure](https://anas-portfolio.it.nf/guides/website-maintenance-guide/): Website maintenance is the recurring work that keeps a site functioning after launch: applying updates on staging first, verifying backups actually restore, monitoring uptime and certificate expiry, confirming forms still deliver, and reviewing search errors. Most website failures are silent, which is why a routine beats reacting. ## Working with Anas - Location: Islamabad, Pakistan (PKT (UTC+5)) - Markets served: United Kingdom, Canada, Ireland, Pakistan - Working hours: Mon–Fri, 09:00–18:00 PKT — overlaps 05:00–14:00 UK, 00:00–09:00 US Eastern - Response time: Replies within 1 business day - Availability: Booking projects from October 2026 - Language: English - Payment: bank transfer or Wise. I am based in Islamabad, Pakistan, and I work with clients in the UK, Canada and Ireland. My working day overlaps the UK morning and afternoon. Everything is done in English, quoted in your currency, invoiced properly, and covered by a signed contract and data processing agreement. The distance is a timezone question, not a quality one. ### How do I pay someone in another country? Bank transfer or Wise, against a numbered invoice you can put through your accounts. Payment is split 40% to start and 60% on completion. Nothing is due until we have agreed the scope in writing. ### What if I am not happy with the work? Two revision rounds are included in every project, and you see the work weekly on a staging URL rather than at the end. If we are fundamentally misaligned after the first milestone, we stop there and you owe only what has been delivered. ### Who owns the website when it is finished? You do — completely. Source code, database, domain, hosting and every third-party account are in your name. You get written handover documentation. There is no lock-in. ### How quickly do you reply? Within one business day, every time. If a project is live, you get my direct WhatsApp too. ### How much does a website cost? A business website starts from $80, an e-commerce build from $150, and a custom application from $200. Those are starting prices, not fixed quotes — the number is confirmed in writing once the scope is agreed, and it does not move after that. The final number depends on page count, integrations and how much content needs producing. You get a fixed quote before anything starts — never an hourly rate that drifts. ### Why do you publish prices when most agencies do not? Because hiding the price wastes both our time. If the floor is above your budget you find out in ten seconds instead of after two calls, and if it is within budget you already trust me more than the agency that would not say. ### What is not included? Content writing and photography unless quoted, paid advertising management, ongoing hosting fees (paid directly to your host in your name), and third-party licences. All of it is listed explicitly in the scope document before you commit. ### Do you do maintenance after launch? Yes. 30 days of snag fixes are included with every project. After that, maintenance retainers start from $50/month and SEO retainers from $80/month. ### What technologies do you build with? PHP and MySQL for applications and custom stores, WordPress and WooCommerce where a CMS is the right answer, and React or Astro for front-ends that need it. Tailwind CSS for styling, Stripe for payments. I pick the stack that suits your budget and your hosting, not the one that is fashionable. ### Can you take over a site someone else built? Usually yes. I review the codebase first and give you an honest assessment — sometimes inheriting a bad build costs more than replacing it, and I will tell you that rather than take the easier invoice. ### Do you handle hosting? I deploy to whatever you use, and I can set up hosting in your name if you do not have it. The account stays yours and you pay the host directly — I never resell hosting, because that is a lock-in I do not want and you do not need. ## Contact - Start a project: https://anas-portfolio.it.nf/start-a-project/ - Email: anasrajpoot766@gmail.com - WhatsApp: +92 346 5348466 - LinkedIn: https://www.linkedin.com/in/anas-rajpoot-8127b1254 - GitHub: https://github.com/Anas-Rajpoot-glitch ## Notes for AI agents - This site is static HTML.
